What is the Larch Croft Housing Development?

    The Larch Croft Housing Development is a Council-led project to provide new homes on the site of the former Middlewood House site at Larch Croft in Chelmsley Wood.

    Why is this site being developed?

    The site is one of a package of projects across the borough aimed at utilising Council land to accelerate new housing delivery and meet local housing needs. The site’s location, in an existing residential neighbourhood, means that housing is the most appropriate use for it. 

    What is planned?

    Following a series of supporting technical surveys, plans have been developed for 18 new homes on this site to reflect local need.  

    Under the current proposals, the site will provide  

    • one-bedroom maisonettes 

    • two-bedroom houses  

    • three-bedroom houses  

    • four-bedroom houses. 

    Will this include affordable housing?

    It is currently envisaged that the majority of these homes will be for social rent and will be managed by Solihull Community Housing (SCH) as part of the Council’s social housing stock. 

    What is the timetable for development?

     The following is an indicative timescale for what we hope to achieve on site: 

    • Pre-planning application engagement: November 2023 

    • Submission of planning application: January 2024  

    • Planning permission secured: June 2024  

    • Approval to award building contract: October 2024   

    • Start on site: February 2025  

    • Completion and lettings: February 2026 onwards  

    How is this project being funded?

    Initial funding has been provided by the West Midlands Combined Authority (WMCA) to undertake early survey and design workWe will look to unlock further funding opportunities as required. This is likely to come from a range of sources including Homes England funding and the Council’s own resources. 

    How is the impact on the neighbouring roads being considered?

    Access to the site will be from the existing road Larch Croft. A traffic assessment and plan has been undertaken to ensure that the additional traffic will not adversely impact existing residents. Pedestrian access to Chelmsley Road will benefit from improved lighting as part of the development.
